Looked at a couple of houses in Mantua a few years ago and found the housing stock extremely tired and not updated. Wasn't looking for a project. Heard nothing but good things about the neighborhood, though.

I live in Fairfax City. I have been pleased with Providence Elementary. They have an excellent principal. The school is quite diverse which is probably why it is dinged on great schools. Mosby Woods is a great family friendly community. Pricing has jumped. About 600,000 to 750,000 depending on the model and renos and additions. Fairfax City has great services and feels like a much smaller area.

My sister had a house there for years. One thing to consider is that these are older homes, so you want to have a really good idea of what major renovations have been done and when they were done. Also lots of trees in large lots, which is a plus for many people but also increases the amount of $$ you have to pay for upkeep. Just to keep in mind, that after you buy, there will still be $$ in maintaining older home with big lot.

My ex husband lived in Mantua, loved it. Really nice neighborhood. Nice community. Good schools.

OP - we bought in Vienna. We didn't know the area well and it wasn't until a friend of ours bought in Mantua that I was like, wow, I wish I would have known about this. The automatic pool membership is nice and the schools are good. I don't know about prices there.
There was another post on here about Fairfax City recently. You might try looking for that.
If you aren't hugely picky/can deal with a fixer uppper, you might find something in Vienna (not necessarily Town of Vienna) but Vienna mailing address.I think pretty much every elementary in Vienna that feeds into Madison or Marshall is good. Others will disagree.

Mantua is popular, regardless of prevailing dcum sentiment. People enjoy the sense of community there, and you will find a premium on home prices compared to similar housing nearby. The area in and around Fairfax City is nice as well.

Can you tell me about these neighborhoods? Initially we were looking inside the beltway, but realizing that we're priced out. Two young kids who haven't started school yet, budget up to 850k. We're really looking for a community with a lot of families where kids play together outside. School is important to me. I noticed the GS ratings are not great for the Fairfax City schools, but I know that there is much much more to a school that its GS ratings so I'd love to hear actual experiences. The schools in Mantua seem strong. Any additional feedback?
