I would never buy a house without an inspection unless I was planning to tear it down. Everything the inspector predicted with our current house has come true, and way more besides. You can't assume the seller will disclose accurately. There could be foundational or roof problems they don't know about. Water issues -- very common in my neighborhood -- they are more likely to know about, but they may not disclose or may not disclose the full extent.
Absolutely this. Thanks to an inspection we found out our home had a lot of unpermitted work done, a roof that was 6 years old than what was listed on the disclosure, and mold that had been remediated in a crawl space. Sellers response was "oh, I forgot about all that!"
