That’s still a risk to the seller, so don’t be surprised if they go with a lower offer that doesn’t have an inspection contingency.

OP here- Thanks for the replies. We put in the inspection contingency and we would not require seller to do any repairs if anything comes up. We have option to back out of the contract based on problems found in the inspection though.

You can't assume the seller will disclose accurately. There could be foundational or roof problems they don't know about. Absolutely this. Thanks to an inspection we found out our home had a lot of unpermitted work done, a roof that was 6 years old than what was listed on the disclosure, and mold that had been remediated in a crawl space. Sellers response was "oh, I forgot about all that!"

Not necessarily suspicious. They likely have another offer and your waiving inspection would put you over the top.

We had a pre-listing offer from someone at asking price and we would have taken it if they waived inspection. They didn't, so we listed the house and the same people ended up buying it for $40k more than they would have. The inspection turned up nothing, although they couldn't have known that going in. The house was in great shape.

Yes. We bought an estate sale and they could have sold it to a developer. We could see the condition of the house but were more worried about structural or something major. They had no issue with us doing it. We didn't ask for repairs. Done.

I would say you want an inspection and will not ask for assistance for any one individual thing over $1500. So, something structural, the roof, major electrical or plumbing are the big things for us.

My guess is that they have a lower offer that waives inspection contingency, so they want your money with no inspection. As long as you can afford fixes, I would do it. Can you do an inspection for info purposes?

In a seller’s market you may not be able to buy a house without either waiving contingencies or bidding much more than others.

Agree with this. Our house actually has turned out to be better than our inspector let on, but that inspection helped us anticipate some issues and negotiate with those in mind.

I would never buy a house without an inspection unless I was planning to tear it down. Everything the inspector predicted with our current house has come true, and way more besides. You can't assume the seller will disclose accurately. There could be foundational or roof problems they don't know about. Water issues -- very common in my neighborhood -- they are more likely to know about, but they may not disclose or may not disclose the full extent.

When we sold our house we asked the same thing of the buyer because they wanted us to cancel the open house. There was nothing wrong with the house, but we weren’t going to take the house off the market to deal with an inspection. The buyer waived the inspection and we sold to them.

Seller’s agent asked our agent to remove inspection contingency after receiving our offer? Why would they do that? Seems shady and makes us think there’s something they’re hiding. Or is this normal? We’re in DMV suburb (kinda hot market but not like Bethesda, McLean).
