This is McLean. Even if not zoned for Langley HS, this school pyramid is good enough to justify a premium. 1M seems about right.

Its always amusing seeing newbies realize how much a house costs in this area. Almost as much as the 'its a bubble!' crowd go quiet after years and years and years of insisting prices are going to go down.

That time I realized the SFHs in my Gaithersburg neighborhood are selling for the same as the asking price for this home.

And yet DCUM calls my neighborhood Thuglandia.

I live in McLean and I am quite attuned to the real estate market here. There is no way this house sells for 1.05mil, they should be lucky to get between 950-975k.

I think people are just throwing it out there and seeing what sticks. Only a one car garage, moreover one that you have to slip down a steep incline in order to get pull into. The backyard slopes so much it's almost unusable. I don't like it at 1M, but we'll see...

Definitely high when you look at the comps. it's funny how 1m is such a big threshold for us to deal with mentally though. Not a criticism -- I do it, too. I look at this house and think "Whoa that's not worth one million!" But then I look at the comps and there are definitely similar houses, similar age, similar condition, listed for around 900k, or even higher. And I don't have the same reaction.

It's almost a childlike response. I see 900k and think "Hmm, pricy but I'm not super surprised." I see one million and think "Uh, shouldn't this be a mansion? One million dollars? Where's the pool?" I mean I know that's just what real estate costs now, but there's a 10 year old inside of me that thinks one million dollars is an impossible amount of money.
