The demand for basements has nothing to do with the demand for SFHs.

my guess is some of the people looking for basements are looking for them because they lost their jobs or took a pay reduction. Basement rentals are typically cheaper than traditional apartments, plus they are often rented by owner and don't require the same level of income verification.

In my suburban VA neighborhood there’s not a lot on the market and everything is going quickly - it’s a seller’s market right now.

A lot of people move out to my neighborhood from Alexandria for example. This is just something I made up myself but I wonder if people who eventually want to move out here for a house / yard are trying to move sooner than later now so they have a yard for coronavirus shut down, etc.

PP. have you heard any date for when the military movement might be lifted?

My real estate company’s office that does business in the southern part of the county (Alexandria, Franconia) has been very busy with listings and sales. By contrast, my Arlington office has had few listings or sales in Arlington.

The handful of homes that came up this spring in my neighborhood have sold quickly and for way over the ask price.

I think people just aren’t listing because of the uncertainty of the situation, plus the stop movement order from the military. Maybe once the military order lifts there will be more listings.

Fairfax County is a large county and not homogeneous. All three will happen in different parts of the county.
