Westover, Falls Church City, Pimmit Hills (although not super walkable, but you can easily walk to parks, Peet's coffee, and the library without having to cross any major roads), and probably parts of McLean are within reach.

Vienna is lovely too, but the commute to VHC would be less ideal. Metro may be an option, but walking/buses would push you over the 30 minute commute. And if they drive, it'll have to be on back roads because of the 66 toll. You'll have a reverse commute to INOVA, and will be able to take 66 without issue.

NP - it’s not that simple. Moving twice in a couple years is painful with a family. Not to mention no mortgage deduction. Also, can I have access to your crystal ball?

Washington-Liberty, Wakefield, and Yorktown are all good high schools. I wouldn't put much stock in the Great Schools index rating. Our kids went to Barrett Elementary, which had a really bad Great Schools rating, but we loved the neighborhood feel of it and teachers and parents were great.

OP- thanks, all. Our budget is flexible but ideally <1.6m. How are schools in Westover/Lyon Park/Village? The ratings for Washington Lee and Wakefield High are ~4/10 and looks like mixed reviews on elementary and middle schools. Thoughts?

Plenty of North Arlington areas in that range. 1.4 million is on the edge of getting new construction in a walkable area like Westover, and definitely in range for a renovated home

Falls Church City is a beautiful area but I would consider Arlington as well - Lyon Park, Lyon Village, and Courthouse are all walkable to Clarendon. We're in Lyon Park about less than a mile from great shops and restaurants. You can definitely find a 4 bdrm SFH for less than $1.4M but it also depends on what types of amenities you want - garage? Large yard? Newer house? Close to a park? Schools are great in Arlington as well and you're close to DC to go to museums or parks on weekends.

Hi all,

new to the forum and moving back to NoVA after being away for 15 years for training, with my family which includes 2 small children. Any suggestions on walkable areas to look at that are within 30minutes commuting distance to both INOVA Fairfax and Virginia Hospital Center in Arlington? We would like to spend less than $1.4m for a 4+ bedroom SFH in a good school district.

We are looking at Falls Church City because of its ideal location between our work places but are open to other locations within a 30m driving radius. Would Vienna work or is that too far with traffic? We know that most drive around NoVA but I would love to at least walk to a park/coffee shop/library.

Also would love realtor and daycare recommendations (long hour like 6:30-6:30 would be ideal
