You don't give anyone money upfront. You can check his license status including expiration on state websites. E.g. Virginia: http://www.dpor.virginia.gov/LicenseLookup/

We found his contact information from a rental he was advertising.
He says he is retired and works from home part time and can show us beachfront properties for sale during the summer.
Obviously we are not going to give him any money upfront or while touring the properties but are there any red flags that should be raised before meeting with him?
