Looking over the estimate from the bank, it says 3% for .25 points, 3.125% for .375 points, this is a large lender think boa or united bank, bb&t etc.
also Saw this on zillow.com
Okay, those ads on websites aren't accurate. The advertised rate is not the same thing as locking a rate with an actual lender.
