Thinking about what they might need when they are 13, 10, and 6 ... they may each want a little bit more separate space.

Can you find a bunk set that convert into a loft bed with a desk underneath?

Probably also one the same for the 5 yo, if that's not too "separate" for her. You can use these to make clearly separate spaces for each kid. You can also put bookcases in the back if they don't stand against the wall, so that they can have a little invisible cubby at their desk.

Another thing to figure out is some soft night lighting, so that your 8yo can read at bedtime while the little ones are sleeping.

there is a potentially separate smaller play area (wide hallway) and i plan to organize formal dining room to double as work space (for all, not just them) but not sure how that affects needs for desk, play space and separate space...

OMG! You need to do a triple bunk bed!

There are lots of cute ones on Pinterest. I’m kinda jealous. Those are super cute AND you have the ceiling height for it.

Also keep in mind a way to build in privacy. The 8 yo will be a teen in the blink of an eye.

What are the dimensions of the room? Ideas would be very different for a room that is 23x10 vs a room that is 15x15,
