I'm in favor. Nowhere should be exclusively SFH zoning. Allowing people to build various kinds of MFH--duplexes, ADUs, garden apartments, small apartment buildings, etc.--all are consistent with residential areas and can help alleviate the housing shortage, and it's more environmentally sound. Lots of cities and states are looking at this. I bet half the people screaming about this are nominally opposed to government regulations and in favor of the "free market"--well, this is all about reducing restrictions and letting the market work better.

Tenant income sounds great. I would build a small unit for my retired sibling or parents and collect rent. They could live here part time, and we could invest in a shared condo in FL. That would be awesome.

Summary: The Council has before it a residential zoning amendment that will change single family zoning to multi-family dwelling zoning throughout the county to accommodate the building of Accessory Dwelling units (ADUs) in backyards of less than an acre. These changes will dramatically alter neighborhoods and add to traffic and parking congestion, overcrowding in neighborhoods and schools, and increase storm water runoff. These changes will NOT help alleviate the affordable housing crisis. Council President Navarro says the action is tied to their "racial equity and social justice" agenda that the Council has agreed to implement.
ASAP please call and/or email all County Council members and tell them you are opposed to ZTA 19-01. See below for email addresses and phone numbers.
The next Council work session is scheduled for 9:30 am on Tuesday, July 9 in the Council office building, 100 Maryland Avenue, Rockville if you'd like to attend.

Most ADU's will be single people or a newlywed type couple. Most zoning, at least in DC, limits the number of unrelated people who can live on the same property, so you may want to get clarification on this before you freak out.

Our land use is crazy with all the space taken for car storage and for french style lawns of grass. No other developed country has the lunacy we have here, and it will take generations to catch up to something that makes more sense.
