Same. I hope it comes back. I lived in Baltimore when I was younger and worked there for a decade. There is much to like about the city and I know plenty of people who are happy living there. The downside for families is the schools, but there are many strong privates in the area if you can afford that.

I think Baltimore will come back in a big way. Will buy there in the next five years. It reminds me of DC when I was growing up there in the nineties. Everyone here loves it. This is the start of a major upswing.

Gentrification is not necessarily bad IMO, if its done with SOME respect by new people for the existing residents, and if rapid displacement can be avoided. Given the amount of vacant housing and land in Baltimore, I don't think the latter is a huge problem.

BTW I wonder how well you actually know Baltimore? A lot of gentrification there has taken place in what had been working class white neighborhoods.

Baltimore relied on heavy industry that declined (just like the rustbelt) or on corp HQ many of which moved to the suburbs in the 90s.

It still has the biomedical complex centered on Hopkins, and a few financial firms (which have mostly moved from downtown to Harbor East). And some tourism and higher ed.

But it also has quite affordable suburbs that are a not terrible commute away.

It does not get a lot of firms wanting proximity to DC, as there are cheap enough places closer to DC. Maybe high speed rail will change that.

Its not really declinging these days, overall. Downtown has bottomed out I think and Harbor East is doing well.

Gentrification continues apace in areas close to the harbor, even if its come to a dead halt in SW baltimore, etc. All in all whatever continued declined is taking place in outer neighborhoods seems to be offset by development in the center.

Crime has fluctuated, and is impacted by long term bad relations between police and AA's blame who you will.

And yes, they had a corrupt mayor. It happens.

Its definitely not doomed, but I don't think there is a magic pull that will lead to rapid improvement.

First off, it isn't oceanfront. But it is coastal in the same way DC is. Baltimore is like Philly - never going to be a city of 2+ million people again, but will do ok given proximity to other elite cities as a lower cost alternative. That's what kills St Louis/Detroit/flyiver nation.

They need to bulldoze a bunch of neighborhoods and revamp around education, distribution, and back office jobs.
