Speaking for myself, I would absolutely buy as-is if the house hasn’t been updated. Looking for something we can renovate or tear down.
We bought an 'as is' in Del Ray, but only found it because we were living in he neighborhood already (renting) and happened to walk by when the realtor was posting a 'coming soon' sign. We had our agent contact her, and we were the first people to see it and put in an offer right there. There were two other families who had appointments just after us, and one of them put in an offer, too. This happened days before the open house (which never happened, because our offer was accepted.) BUT we had been actively looking for 10 months, and finally realized that if we wanted something good (we wanted something 'as is' that we could renovate ourselves) then we had to really proactive.
Now that we're much more involved in the community we're realizing that a lot of the best 'as is' homes go to people that the owner already knows.
