The people who asked to buy our house were tired of messing around and waiting for a house to come up in the neighborhood. They have kids and plenty of money. It was a great deal for them because they will put their kids in public school here, which saves a lot of tuition costs. Obviously everyone can't knock on doors with a bag of money. But if they didn't ask we would still be there.

So we should basically stalk a neighborhood for empty nesters: only problem is we want a newer home like listed above, so most still have kids and school and such so we would have to ridiculously overpay. I can do that know and just buy a new build.

So many agents just through you into an MLS mailiing list based on zip code or what not, so useless.


My agent went with me to open houses and introduced me to the listing agent. They would sick around and chat for a long time with the listing agents. I bought in a very competitive area


Don’t all agents go to every open house? Ours went to everything, even to ones we couldn’t make, and often he gave us an assessment if worth scheduling a tour.

Chatting with listing agent is fine, but many times the open house agent is a junior agent lackey made to sit around all day.

When you met your agent, did you ask about pre-market listings and how they go about that? Or did you just go with a friend from your spin class?


Of course we asked about pre-market, though next time I’m going to ask to see the sales records on MLS, trust but verify.

He was referred by two neighbors who moved to that part of Arlington, so we thought that helped.

We sold our house in Mclean to someone who knocked on our door and asked. They offered quite a bit more than than we would have priced it at. So it was a win win.

This. A house on our block on Capitol Hill sold pre-market, and it was just that the two agents knew each other so it just worked out.

There really isn't a lot of pre-MLS agent magic for listings in Arlington. It makes sense to put things on the market. It just does most of the time.

Having said that, we had a Redfin agent who showed us a pre-market listing from a flipper he had done work with previously. I think it's just being in the right place at the right time.

Also, wasn’t there a coming soon on utah st like 2 weeks ago? I heard about it but didn’t see when I drove thru and not listed yet.
