I'm not sure I would value this walkability that much. Yes, you can walk to a bunch, but most of it isn't terribly appealing. More importantly, you aren't walkable to transit so would almost certainly need a car for most things. Once you have a car and given that parking isn't much of an issue for the things you can walk to, I don't see the benefit of being able to walk there v a reasonable drive.

I guess if you want to go out drinking there is an advantage, but most people living here probably won't be at that stage of their life and you can always just grab an uber for the occasional night out. But for people who really want to be able to ditch their car, I don't see how this works for them.

If it was zoned for Wootton it would sell but Gaithersburg HD - no way.

Crown and Rio is our favorite close family destination for restaurants, movies, and walking around. Its SO MUCH nicer than the Kentlands or Fallsgrove which are the only other planned suburb/town like areas out this way.

I'm digging the bedroom bar.

I've toured the model. It's something to be seen, that's for sure. But there is no way I could see myself or my family living there. Even with a huge price drop. The layout of the house is just not family friendly.

you can walk to a mall and it's surrounded by highways so that's why it's so expensive because nothing makes sense anymoooooooooore

Most people don't want to live in a city. Most people have to live in or near a city because of a job. Most people hate living in the city.

That whole area is elevated now. Many 1 M + SFHs and 700-900k townhomes.

Lots of asians and east Asians like to buy brand new homes. Especially in school districts that are at least ok.

If your assumptions are right the price will start dropping.

These are just really large homes - absolutely no land and basically a townhouse as they are so close but not touching. Yes, they are shinny and new but that's about it far out.
