The numbers speak for themselves. Except for a few spots, Montgomery is not keeping up, thanks to the politicos. Just drive down Rockville Pike. Half of that retail space will be gone in a few years, unless you want dozens of Dunkin Donuts. Even Prince George's is doing better. Our politicos are more interested in looking for causes, than in supporting the growth of the private sector.

The biggest part of this story is each county council persons clueless response to the report. They understood, absorbed and listened to NOTHING.
It’s horrifying really - how can we say that we are an educated county if we are run by ignoramuses?

No, it is actually worse than you think. DMV has boomed over the last few decades; the County has not. No new businesses. Our economy is coming to the end of a very long growth period. Soon (not sure when), our economy will head into a recession, and the County will be hosed. The retiring professionals who make up the County's upper income taxpayers are retiring, and many are leaving the County. They are not being replaced in many cases. Upper income professionals who are oriented to DC are living in DC now, and have little in the County. The County is messed up, and its political leadership is short sighted and incapable of saying no to more demands on govt resources. Why is the County in the liquor business? I have lived in the County most of my life, and I have never been to a County liquor store. I have no idea where they are. Yes, I shop outside the County, as do most other people I know.

The immigrants coming in are younger and in a lower level in their career. So their income isn’t as high.

They’re also taking our tax money and building all of the amenities in the lower income areas only - 4 new rec centers in Silver Spring, libraries, huge new schools and redone parks, only in Silver Spring and Wheaton. The rest of us can just rot apparently, while paying our ever increasing tax bills.

Howard county looks promising too. Or Virginia or DC, yes.

Montgomery continues to drive out all high income taxpayers, on some theory that Montgomery benefits. Taxes, taxes and more taxes. At Federal level, top 1% pay roughly 40% of all Federal income tax revenues, top 5% pay roughly 60%, and top 10% pay roughly 70%. I have no idea whether Montgomery's numbers are similar, but, even if Montgomery's numbers differ by 10% or so, Montgomery screws itself by driving out high income taxpayers. High income taxpayers have options, between nearby Delaware and DC, and second home places like FL. Montgomery taxpayers bear one of the highest tax burdens in the DMV. Maryland's high corporate income tax rates plus Maryland's estate tax make matters even worse. Montgomery must stop spending money and stop pushing more taxes.

All Montgomery County residents should read the report. It is very scary. The region has boomed for 20 years, with new businesses, recent college graduates, immigrants, etc. But Montgomery County has not. Even Baltimore, DC & PG County have done better, all which have had historical issues. Montgomery drives businesses and people away with excessive taxes and regulations. Business growth lags DC, Fairfax, Arlington & PG. Focusing on business and individual taxes, Montgomery is 45% more expensive than Fairfax for a regional corporate headquarters. County revenues from County income, real property & recordation taxes have been basically flat for over 10 years, meaning no growth. Average employee salary adjustments have been 5.57% for Montgomery and 2.41% for Fairfax since 2010. Average inflation rate has been less than 2% since 2010. The attitude of its leaders in Rockville and Annapolis is awful. Nobody can say no. Montgomery wants more money, constantly.

Very good data, facts, and charts presented on MOCo changes the last 30 years.

Stagnant median income is most damning; the drivers of that are pretty clear in the other sections.
