Why do you suggest avoiding 22201? Thanks!

It's actually not a bad thing to be a couple/few blocks off a busy street. I'm not talking route 66 or 395 - I'm talking a Glebe or Route 1 or Lee Hwy. We live 1 block off of George Mason in Arlington, and about 3-4 blocks off of Lee and about the same distance from Glebe. It is great to have the commuting options, and we never hear road noise. There is some cut-through traffic thanks to the mapping softwares - no way to avoid that. But we are walkable to all sorts of things BECAUSE we are near a busy road. That's where shops and restaurants are. Busy roads get plowed quickly, so you can generally make your way out during/after a storm.

I used to live 2 blocks off of route 50 and a few blocks from route 29 - again, no road noise, huge convenience factor.

Falls Church City would be awesome, but we'd need to know your budget.

Lots of us are Anonymous so I'll call myself HH for House Hunter.

It does make sense that in snow, those roads would be the plowed first. I didn't think about that. The roads we've traveled to get to some of the houses we've looked at were around Telegraph and Route 1 (Richmond Highway). Do you know those roads? How do Glebe, Route 1, Lee Highway and George Mason compare to those roads, which seem really run down? The zip code is 22310 and the High School is Edison which on GreatSchools is a 4. I'm told the school is very diverse and there is an advanced program that students can test into. We don't need the schools anymore but I'm definitely thinking about re-sale down the road. What zip code are you in, if you don't mind my asking?

Our price range is up to about $750,000. Maybe a little more if it's updated.

22310 near Telegraph and Rt 1 or Metro doesn’t really meet your walkability needs. You might like Kingstowne, but it’s not that close to metro (there are busses though).

If you mean $750K for a single-family home then you can cross N. Arlington (especially the walkable part) off your list.

Do you have kids/planning to have kids?
Because realtors will always tell you when you’re buying not to look at the scores.
Then when you go to sell they will tell you it will be harder to get x amount in this many days due to the GS rating.

Hi,

We are considering moving to Alexandria or Arlington and I'm hoping you can shed light on the various neighborhoods within Alexandria for me. We have a realtor, so not looking for recommendations for one. Also, I've been told that the GreatSchool scores for the schools don't necessarily matter because it's such a sought after area. Is this true?

We are looking for areas that are safe, walkable to stores and not far from metro and Old Town, or that feel similar to Old Town in Arlington. We don't want to live on or right near busy street or an interstate. It seems like a lot of the neighborhoods in Alexandria are off of roads like Telegraph or Route 1. Is that true of all of Alexandria?

East Falls Church-Arlington area was suggested, too. What other areas in Arlington are walking or a short driving distance to stores and restaurants and not off of busy roads? What is the difference also between Falls Church and East Falls Church?

It might be our price range but the listings we receive from the multiple listing service seem to be surrounded by those streets in Alexandria. We're just now adding Arlington into our search.

Any insight would be helpful.

Thanks!
