I once lived in an apartment across the street from a highway. The windows were amazing -- when they were closed you couldn't hear anything. But when they were open, that was another story. I wouldn't live in a place like that again and never be able to open the windows without loud highway noise.

I once owned a home about a half mile from the interstate. You couldn't really hear it at all, inside or outside, during the day. But, at night, when everything else was quiet, you could hear the hum of engines whizzing by or a big truck rambling along. So, I came here to say that OP might want to consider it, if it's a good deal.
That said, based on what OP said, I would not buy that house. I would not want to actually SEE the highway from any part of my house. Also, if I could hear it during the day while outside, that would seriously impact my enjoyment of the yard/outdoor area. Keep looking, OP!

That highway noise never goes away. Depending on how close you are, you may never get used to it. We almost bought a house that backed to the beltway because is checked every box for us. I am so glad that we did not. I just can't imagine enjoying my backyard with that constant hum.

Depends on a lot of other factors. Are there alternative houses in your budget, with your desired commute, school pyramid, and space needs? If not, then I’d accept the noise in favor of those other things.

Considering buying a new house but you can hear the hwy when you are outside and you will be able to see the highway from the 2nd floor rooms. You cannot hear the highway at all when you are inside the house.
