Same pp as above who lives in arlington. Yes, Washington and Lee and the schools in the neighborhoods I see you mentioning are all very good from the standpoint I think you're looking at. Washington and Lee has better diversity than Yorktown if that's important to you just so you know while comparing. Seeing your commute IS to cap hill - see my comment on my husband's commute to cap hill from Westover. I think you're smart to look for walking distance to metro and the closer in metro stations since cap hill is pretty far in there so that you can reduce that second leg that adds to my husband's commute. If you lived in Colonial Village like you mention and had a short walk to the courthouse metro, that should be a very easy commute. About 25 min metro time?

I think OP was referring to Colonial Village in DC, not the condos in Arlington.

Vienna is more like 15-20 miles from DC.

I'm the pp that just posted about Arlington. Sorry I should have clicked on your link, I now see how big. Yes this DEFINITELY exists in Arlington and anyone that says Vienna is as close to DC as you can get, must live in Vienna. To give you an idea - I don't live walking distance to Ballston, we have to bus or bike - (we're in westover, we love it), so it takes us a little longer, but I still got home from mcpherson square door to door in less than 30 minutes last week a couple times at 4p. If you're going farther into the city though it can be longer, my husband goes to Capitol hill area and has a 10 minute walk after he gets off the metro and it can take him an hour which is a bummer. But you have the budget to be even closer to a metro, you can totally have a quick commute. The overlee knolls/westover neighborhood is also nice and you could go to the east falls church metro from there. This will be a bit less convenient of a commute, the house below for example is a 19 minute walk to east falls church metro or a quick bus ride (but you have to catch the bus and they come every 15 min or so, just adds a step similar to our situation). but you can also walk to Westover shops from here and it's a lovely hood. obviously I'm bias, I live in Arlington so you can take what I say with a grain of salt but there is nothing closer in if that's your priority. If i had your budget, I'd prioritize the closer in metros (ballston, clarendon) to limit commute time.

North Arlington meets this criteria: good schools, multiple metro stops, and as close in as you can get to DC while not being IN DC. Courthouse, Virginia Square, Clarendon, Ballston, and East Falls Church stations all meet your criteria. I put some below. You don't mention size of the house, you will of course be in a "smaller" house than 1.3 mil could buy you further out. That's the trade off anytime you're closer in with good public schools. People on this board will go on and on about overcrowding in Arlington Public Schools and it IS a problem the county is having to deal with, but they are still some of the best public schools in the area if you ask me (and most people in the area! hence the housing prices)

How do you define “good” schools? Are you looking for a single family home or is a townhouse ok? How many beds/baths?

Where would you move in Virginia, that's walkable to a metro, has good public schools and your budget is 1.3M and wouldn't be a crazy commute into downtown dc? Like 1 hour max.
