Get a bouncy seat for the living room.
Have you ever traveled with your kids? We used the pack and play in our home for the first year or so, as a safe/contained place to put the baby down on our main level (we have three levels). It was not a *need* then, but a nice to have. But we certainly have used it other times, so it's been well worth the money. When spending the entire day at Gma's an hour away and we need to do a nap there? We bring the pack n play. My almost-2 year old slept it for 2 weeks this summer while at the beach on vacation. So for out of the house sleeping it's been perfect and I highly recommend it for that.
But yes, you can wait until you need it. I will say, my mom lives about 20 minutes away from me and she bought a pack and play to keep at her house which has been awesome. One less thing to lug around. You can find them second hand for really cheap, so if you have local family where you plan to spend time at their house a lot it's totally worth it to have one there.

Don’t buy this before your baby is born, though. My first was 10 lbs at birth and 15 lbs by 1 month. We could never really use the bassinet feature (and many other things I bought as well!)
NP here, and my baby also slept in the bassinet--it's not that little napper thing, it's really just like an elevated floor to the PNP, and the version with the bassinet didn't cost much more than the regular PNP. The little napper thing would have been useless, though.
But I can't imagine needed a bassinet and a PNP and a crib in an apartment. The baby slept in the PNP in our room for the first little bit, then in her crib.
