I'm in Pacific Palisades and you could do it for 3 mil or even less, and you could make it to UCLA in under 30 min depending on what time you leave in the morning. and there are nice places in brentwood which would be even better for you!
We've already lived in westwood for 2 years in the past, that is why I ruled out the Valley. I'm just shocked how much home prices of gone up since 2006, the east coast has barely recovered to prices from that time period. Renting isn't really an option with 2 kids and 2 dogs. Two moves would be a total nightmare.

There are actually beautiful homes/streets in Encino and I think it would be about a 30 min commute, but ok.
Try Cheviot, Rancho Park, Beverlywood, plus mid city area (Third/Beverly). Good luck.
