We've already lived in westwood for 2 years in the past, that is why I ruled out the Valley. I'm just shocked how much home prices of gone up since 2006, the east coast has barely recovered to prices from that time period. Renting isn't really an option with 2 kids and 2 dogs. Two moves would be a total nightmare.
You aren't really moving are you? just wasting everyone's time with your bored afternoon fantasy.

Honestly can’t you afford most areas of west LA for 3 million? I just looked and there are multiple 4 bedroom listings in Brentwood for less than that.
Your money would go pretty far in Mar vista or Culver City.

Try Cheviot, Rancho Park, Beverlywood, plus mid city area (Third/Beverly). Good luck.

If the commute
The commute on the 405 between the valley and westwood is typically an hour, pretty much the same for mid city during rush hour and sometimes just atrandom times. The valley is too hot and too many strip malls. I don’t think we would consider it even if the commute was more reasonable.

Why don't you look at Encino? Just over the hill from UCLA and you can get a nice house for $3m!
If your budget is seriously $3m there are plenty of options right there in Westwood and the surrounding area.

Thinking of moving back to Los Angeles, but prices seem to have more than doubled since we left in 2006. We seem to be priced out of the Warner school district, which would have put us within walking distance of UCLA. What are some more reasonably priced neighbors within a half hour commute? And by reasonable, I mean less than $3 million. Ideally four bedrooms and at least 3 bathrooms. Kids will be in private, so needs to be relatively close to good privates as well.
