I'm 66 and have no desire to be in a planned community for people my age. It's boring to be surrounded by old people. I have a winter home in Florida where there are tons of old people but I live in a regular neighborhood. But when I reach 80 my needs could change.

I'm not talking about the old town. I am talking about a ton of suburban developments kind if north and west. New single family homes, all tan or greige, with first floor bedrooms and upstairs bedrooms designed for the over 60 crowd. Tons of lawn, a few trees. Not really close to the shore, you have to drive there.

The lower taxes is a huge issue for many retirees, especially on a fixed income.
