Nothing to avoid in the vicinity of Kingsbury. Stay West of Georgia. 13th street and West is pretty quiet. Lots of houses with yards, and you can get a really nice deal for $1.3M.
Going further West across 16th Street can challenge your budget at the very high stuff, but you could still find something nice there. It just depends on your priorities. Crestwood for quieter neighborhood, closer into the park. 16th Street Heights for closer access to buses / metro / restaurants.

The Petworth metro. Quite shooty, stabby, and drugged out.

Anything in Crestwood and 16th Street is lovely. The area becomes noticeably grittier and sketchier as you approach Georgia Ave.

Crestwood sounds like it would fit the bill, though not close to Metro.

16th Street Heights is great (I live there). Also not close to Metro but the buses on 14th St are plentiful and never crowded up this way. It's a 10-15 minute ride to Columbia Heights Metro.

There's a house near me that just went on the market, walking distance to your new school location, and exactly what you're looking for.

I would look in the south crest wood area. Not super walkable, but not too bad and it's an area that feels removed from the city while it's still pretty close in

Our childrens' school may be relocating to 5000 14th St NE (16th St Heights). We would like to go look at some neighborhoods that would be walkable to both the metro and the school in preparation for a possible move next spring. Where would you target in that area? Looking for 4-5 bedrooms. Max budget 1.3 million. We would prefer as walkable a neighborhood as possible and we would also like a yard (but in can be a city version of a yard obviously).
