They have a community pool, too, which is nice.

KPW is a nice community. Love that Lake Royal is right there - great walking trail and a nice playground for the kids, as well as, fields.

KPW is nice and there are definitely tons of kids. There are some houses that are eyesores but they are few and far between. There are similar neighbors close by- like Canterbury Woods, Willow Woods, Woods of Ilda, Olde Forge, Rutherford, etc...

We're moving to Middleridge too! We have three boys in elementary school and are hoping they will have friends in the neighborhood. I spoke to a few people who did say it's a very family friendly neighborhood, any insider scoop on the general vibe, PP?

Kings Park West is a great neighborhood. The first thing that comes to mind when I think of that neighborhood is family friendly. The neighborhood was on our list when we were house hunting.

The Robinson pyramid is very solid for schools; you really can't go wrong. (Also agree with others that Lake Braddock and West Springfirld pyramids are similar and just as great.)

We ultimately bought in a nearby neighborhood, the aforementioned Middleridge, and we're very happy here. (Hello, PP neighbor, whoever you are! I've never seen so many mentions of our neighborhood in a post. Must be something in the air today.)

Country Club View and Fairfax Club Estates are also wonderful neighborhoods.

Houses sell quickly in Kings Park West.

Agree to above, but wanted to add that even though there's not HOA there is a Civic Association which is nice - halloween fest, egg hunt, park cleanups, etc. (although a lot of that is volunteer Boy Scouts spear heading it, but very community orientated).

We're in Middleridge and love it. The houses are about 10 years newer in Middleridge (ours was built 1979, KPW is more late 60's), and have just a little more space.

The schools are good, lots of family focused amenities. I love the mature trees in the neighborhoods. There are dozens of people out walking their dogs in the morning and you get to know your neighbors that way.

We're seeing more and more people renovate and improve the houses- additions, new siding, paint, landscaping (and similar interior changes, like opening the first floor to a more open layout), so where there are some rentals or houses with older owners that could use a little love, it doesn't feel run down to me.

Really kid friendly, safe, REALLY great schools, parks, pools...the only con I see is that I don't believe there is an HOA and as a result, there are some really ugly looking exteriors.

Pros: Great schools, great neighborhood pools, super family-friendly. Close to University Mall shopping center, which was recently overhauled and is now quite nice. Proximity to GMU is a draw.

Cons (which aren't that bad): lots of military families, so houses turn over frequently. The occasional GMU student rental or elderly hoarder.

We looked at a few for sale there this spring and were pleasantly surprised with the updates sellers had made...didn't buy there b/c we wanted more space, but there were some cute little homes.

For a similar vibe, look at Middleridge (basically the other side of Zion).

SUPER kid friendly. Hoards of kids all over the place. Some streets have more than others, of course, but generally the neighborhood is very safe and the kids can walk to each other's houses without issue.

The schools in the West Springfield HS, Lake Braddock HS, and Robinson pyramids are all excellent. You can't go wrong with any of those pyramids.

The no HOA is a blessing and a curse for the reason you describe. No one is going to harass you for not growing your hedges to the proper height. But no one is going to harass the hoarder guy down the road, either.

I am trying to understand the neighborhood a bit better. We are looking at the housing in this area and are trying to get a better feel for the neighborhood. Is it kid friendly? Safe? I know there's no HOA, so are there a lot of houses that are unkempt, etc. How are the schools in the Robinson pyramid?

Any insights are welcome!
