You don't need to spend anywhere close to $1.5. $1.1 will get you a large new or renovated home on waterfront in or minutes from Oxford. Property values have not rebounded from crisis and may never because of climate change and erosion.

Too many old boomers trying to unload their second homes. Could take years for excess supply to wear off. Definitely a buyers market but not a good investment.

I was going to ask PP's question - what are you looking for? Do you want to walk to good restaurants? (Then St. Michael's.) Do you plan to boat a lot? (Then look at a map and figure out whether you want to be on the St. Michael's side or the Oxford side - it's a LONG way around). Do you want a lot of space, and privacy? (Then look at small towns and geographic places and not in cities - there are tons of them all over that area.) Do you want a shorter commute to DC? (Then don't go west of St. Michael's - it's tough to drive through St. Michael's at 20 mph at the end of a long commute, especially during tourist season.) Do you want to feel like you are living in an old fashioned fishing village? (Then Oxford.)

I'm sure someone is going to go off on PP because that's not the eastern shore, but it is good advice, especially if you're coming from the DC area and want to skip the bay bridge. It's got an active boating and fishing community, waterfront that still feels rural and the summer concerts at the college are nice.

OP, what do you want from the waterfront property? Do you want to be in or near a town or be more isolated? Do you want it more for boating or for the views or for hunting? For views, hunting and rural peace and quiet, I'd also have a look at the area around Blackwater wildfowl refuge outside Cambridge. If it's fishing, there are some good prices on waterfront condos in Crisfield because they were built around the run up to the market crash. And it's got a lot of fishing charters and dock space . For beautiful views and plentiful small marinas, I just love Hooper Island- but don't know how vulnerable it'll be to rising sea levels and erosion with that causeway.

There have been some other posts on this topic with good discussions so you might want to do a search.

+1 for Oxford. In our family, St. Michael's has always been a favorite; although it has a lot of attractions for tourists it has retained all of its charm. You might also want to look at Easton. It is further up the Tred Avon than Oxford. Tilghman Island is lovely but it will add about 1 hour to your commute even though it is not that far off of 50 as the crow flies. And although many people think of Kent Island as a pass through, there are some really nice spots both north and south of 50.

My best advice is to get in your car and start driving around. Then after you are familiar with what the areas and what you like/don't then find your realtor. Be sure to identify what you need, especially if you are going to dock a boat because then you want a dock already in place since it has gotten a lot more difficult, if not impossible, to get a dock installed these days in most areas. Also, if you will need to put in rip rap then be prepared to mortgage your first born and maybe half of your second. That stuff is expensive. Good luck and have fun!
