in that price range you have a lot of buyers who wanted to sell FIRST then buy, so we've now sold and the inventory left is just ugghhh...


we're looking in Burke/springfield, and it's either tiny houses, poor remodeled floor plans, poor location (backing to highways or hazards) or WAY over priced homes

So, if they're bigger, have modern floor plans, don't back to highways or hazards and are priced higher, that makes them overpriced?


No, it makes them overpriced if they list for 20 to 30k over what all comps have sold for. Most seem to be listing at prices of Bigger, higher end upgraded houses. It just makes no sense. Ex. 2500 sqft home (including finished basement). With granite counters but dated cabinets and white appliances listed for the same price as a house down the street with completely redone kitchen, stainless steel appliances, and a total of 3500 sq feet and an extra bedroom.
