That's what I thought as well. However, I noticed that for example, homes zoned for White Oaks elementary were less expensive than ones zone for Terra Centre.
Burke Centre (Terra Centre territory) is a little more expensive than other, fairly similar neighborhoods in Burke, but I think this has more to do with BC's amenities and possibly some intangible sense of community than it does with school quality. I live in BC and like it very much, but it isn't the only nice part of Burke. Cherry Run is great; we probably would have bought there if there were a community pool and if it were closer to the VRE station.
