We like going the week before Memorial Day, or the week after Labor Day. Rates are lower, and beaches are less crowded.

Topsail beach actually isn't part of the OBX.

it is a good beach suggestion for OP, but he/she needs to realize where they'd be headed if they looked into Topsail.

We don't care about restaurants/shops, etc., we just want a nice, sandy, clean beach!

Does this exist? Outer Banks - but which town? Myrtle Beach?

OBX for sure! Myrtle beach is not in OBX but a nice family beach for sure

You're gonna have to drive further with your budget. Like, to Florida.

Outer Banks - try the Avon area. sunrealtync. com. Kinnakeet Shores, or maybe the Kore Beach village - both have a pool club and are near the grocery store. I did a search for 3 BR "oceanside" in Avon and there were lots of choices.
There are a couple of condo complexes that people seem to like - Croatan Surf Club? We liked places that had a community pool but not a private pool because we were paranoid about little kids drowning when they we napping age. Honestly we used to try and get them to nap on the beach under a towel.
Chincoteague, Va - chincoteagueresortrealty.com
Everybody has to drive to the beach on Chincoteague. Get something with a water view so you can enjoy a drink on the deck at naptime.

Not everyone likes Italy.

You may want to look at Holden Beach, NC. We've been there a few times- it is a quiet beach, not much commercial development, and there are a lot of affordable options for single family houses. You can definitely find houses in your budget. We have used Brunswickland Realty for our rentals, but there are a few other agencies as well.

I was going to suggest this (I go to OBX every Thanksgiving) but I am not sure the OP will find anything for $1500, unless they are seeking a 3 bedroom.

OP - try outerbeaches.com.

You can find something in the Outer Banks. It's very easy to search for houses there because there are several big real estate firms that handle tons of houses and you can search by price.

How many in your family? Do you mind a few blocks walk to the beach? We rent in Bethany or Fenwick with this budget. But this during June (as early as possible) and in very small cottage/TH - this budget won't even get you a parking space in July and August.
