I don' t know about Arlington, but in MoCo, you do need a foundation or the equivalent (meaning you can float the porch on posts, but there have to be a lot of them and they have to be in concrete). Among other costs we paid an engineering firm to sign off on the posts. They are then inspected by the county.

A porch is really not that different than a room. It has to bear the weight of the roof, so needs to have a proper foundation.

We got a quote around 22k. Very simple front porch with roof. We didn't do it.

I guess it depends on the size of the porch- how long is the house? Do you want solid wood and some higher end finishes? Why wouldn't you add electric elements to the porch? It's nice to have an overhead light and some outlets so you can plug things in. If it's a nicer neighborhood in Arlington, you'll want to go with custom finishes and it will cost you $40K. If you are looking for a basic, no frills, builder materials kind of porch, probably the $10-15K.

No foundation in that you are not building an addition, which requires a much more substantial foundation. Sinking some footers isn't so difficult. The porch would probably be 8 ft x 25 ft if it wrapped, or 8 ft x 15 ft if didn't.

no foundation like your front door is level with the ground or will there be a few steps? because if there are a few steps then there will be framing and footers that need to do in to support the structure.

you also mentioned it wrapping around.. how big are you thinking? from decking prices we got, 40K for a wrap around front porch with a roof for $40k doesn't sound too crazy.

My coworker built a front porch, and he told me it cost him around $10K in materials. He did the work himself.
