I do understand you. In fact, when I searched before posting, I only found circumstances like yours where people were finishing an attic. Those posts weren't too helpful because the windows were done in conjunction with basically adding an addition. I was seeing quotes like $100k or more. But this is already a legit second floor; we only need the windows. I wasn't sure we need the whole "design/build" company.

You'll need a contractor/builder to put in the dormers. Depending on where you're located, you may be limited as to whether you can add front dormers. We had contractors come out and give us quotes on finishing the attic in our colonial and were told that you can only raise the roof on 2/3 of the area of the attic. We have a cape with a shed dormer addition across the back and 2 dormer windows in front. Love it. Should be easy for a contractor to do assuming you have the space to cut the openings with your uvac and electrical. I'd ask the inspector to take a look for you.

We added three across the front of our Cape Cod - We had a carpenter/builder do it - the whole second floor was undone and he finished it out and added the dormers at the same time.

This sounds like my house. We haven't done the renovation you are suggesting because all of the HVAC is run through that side of the roof. Trying to put dormers on that side would be a nightmare. That is the side that all the upstairs closets are on. What is happening upstairs on this home's second floor? That will make difference.
Fwiw- I love my cape. It actually has full sized rooms upstairs that feel and are functional- which is one of the big criticisms of that style home.

We're looking at a cape that would be perfect if it had the 2 front dormers. The 2nd floor is a legit 2 bedrooms and bath -- there is a big shed dormer across the back. But it doesn't have the usual front dormers, and we'd only buy the house if we could add those.

Has anyone done this? I can call around for estimates, but I'm wondering who to call -- roofer? Window guy? Thanks.
