We're spending about 15k on a small bathroom with plumbing issues that require us to demolish all concrete walls, floor. Higher end with nicer marble but going with cheaper finishes seemed to only save about 2k

We did two bathrooms (one shower,one bath/shower combo) for a total of 14K. Replaced all fixtures and plumbing and had custom marble and custom sink/wood and vanity in one. We did not replace the toilets, and we did not change the location of the plumbing. We bought all the fixtures ourselves and used a spectacular local contractor who also did our renovated screen porch, turning it into a sun room that we designed (put up dry wall and windows and created built ins from a previous window). That project was under 8K (stereo and TV wiring were an additional 800). We loved the experience and it was far more pleasant than the 40K we paid to redo the basement (with a well-known, high-end MD contracting company). Get a couple of bids, OP, and do look into small GC's as long as you can see their work (in person and pictures) and get good refs.

OP here. Thanks for the responses. The bathrooms are approximately 4 x 8 and 4 x 9. We would not be moving the shower or tub, we are talking about repositioning a toilet and vanity. I ask because I have received estimates that seem absurd - one is close to six figures! This is without specifying tile or finishes. So looking for some context from those who have BTDT.

we paid about 25k for a total bathroom gut. moved some plumbing and even moved a wall a little bit. no fancy finishes. it's amazing what you can spend on the smallest room of your house.

You can do each for $15k and it will look quite lovely, so long as you avoid high end materials. That's not to say it needs to look cheap -- everyone with an eye for design knows that the cheap marble subway tiles from HD can make a bathroom look super high end (just by way of example). You just have to make sure when you go to the store, you don't get talked into, say, the $800 toto toilet when you can buy a good American Standard one for $250. The big cost drivers will be moving plumbing (cost will vary depending on far you move it. Moving a toilet 8 inches - not bad. Moving a toilet 5 feet with the joists - not bad. Moving a toilet 5 feet against the joists - $4000). Glass shower enclosure - we paid almost $4000 for a basic shower. Conversely, a bathtub shower rod is $25. And amount of tile work. For instance, tile just around a tub - $500. Tile a whole bathroom - $2500. The rest of the stuff can be pretty standard in a small bathroom - basic tile floor, midlevel double vanity, basic mirror, plumbing, faucet, fixtures, basic electrical work, bathtub -- all that including labor can be done for $12k, and there shouldn't be too much variation on costs in a small bathroom. The variation comes from the other items I listed above, and from surprises.

This is ridiculous. Don't take the bait. Demo, BTW is not "huge." A brute with a sledgehammer can do it in a couple of hours.

I would say 10k on the low end. 15-20k would be average. Totally depends on what you find underneath when you rip out walls/tile. You could have a mold issue underneath showers, which is pretty common in older homes.

$2500 is what it cost do DIY my powder room.

I think that's kind of what the what?!? but apparently demo is huge for these old concrete laid bathrooms.

Also, the size of the bathrooms won't really matter--you can buy expensive fixtures and tiles for a tiny bathroom, or cheap ones for a large bathroom, and the price will be the same.

I am sure you know that moving plumbing, esp in an older home, can cost a lot more than keeping the plumbing in place. You will often find that if the plumbing has not been recently replaced that it will need to be--and unless you know the renovation history of the home, you will only find out once you've ripped the floor and walls out.

How much should I expect to spend to renovate 2 small full bathrooms in an older home in NW? One is shower only and the other has a shower/tub combo, both are very small. I would be looking to move a little plumbing in addition to ripping everything out.
