What is your income? Look at Park 7 Apartments. They are located about 2 minutes away from Two Rivers Young. Depending on your income, rent can range anywhere from $1335/month (for a two bedroom) up to $2500/month. It is a brand new building, open for about one year. Gated parking, lots of amenities, 24 hour on-site concierge/security, and you'll likely be the first person (if not, definitely the second) to live in your unit. People like to shy away from this side of the city, but it really is up and coming. DC DOES is right next door and you're right by Metro. I live there and feel very safe and secure. My 3 year old will be attending Two Rivers as well, but at the 4th street campus.

Look at Yarmouth for Hill rentals. There's stuff in decent areas in your price range. Beware Craigslist.

We rent our 2 bedroom unit at 2K, walking distance to Clarendon. Its artificially low (although maybe not by much more than 200-300) because we want to always be able to have it rented quickly and have our pick of applicants. imagine how much that house would be in a nice area. 2500 is low for the space compared city wide specifically because of the ambiance of that particular area.

Sorry. I actually think rental prices are WAY lagging behind the prices that houses are selling for. It's cheaper to rent than buy.

If you office from home, the world is your oyster! Find a different location which works with your budget.

I don't know about Brookland, but in Capitol Hill you will be spending way more than $2500/month a 2bedroom that is not a basement apartment. I wouldn't be surprised if you don't find anyt decent 3 bedroom for less than $3500.

Are you new to the area?

If you think rent is bad look at the cost of buying a place. Those prices look normal to me.

How can they justify the prices? Demand.

3 BR in an area close to the heart of DC and to several metros. Yeah, thats gonna be $2500 or more. You are competing with two income families, with DINKs and empty nesters, and with two and three person roommate groups.

If you work from home, you don't need to be that close - you could be in suburbs where you could get a great place that size for $2500. You would lose your charter school place of course.

Looking for a town home, duplex, sfh something nice and "safe" for me and my son who will be at the new Two Rivers Young off Benning this year... anything between Brookland and Capital Hill area, Im really out raged at some of these scary places Im seeing and at the asking price. prefer a 3 bedroom as I work mainly from home and need an office.
