This. Except in the very worst of schools, kids who come from homes where the parents value education will do fine anywhere. There is no need to be at the very "best" or highest ranked school to get a good education.

The $1.5-3 million+ neighborhoods in 22201 all go to W-L. Nobody does private.

Peer pressure and drugs are worse at Yorktown, so there's that.
What does that really even mean? There's less peer pressure at W-L because the kids who bring the test scores down there offer an alternative peer group to the wealthier kids at W-L? I thought the IB program at W-L was supposed to be a pressure cooker.
I'd go with Yorktown, hands down, over W-L. And whoever said U.S. News rates W-L higher than Yorktown has it backwards.

Niche is a garbage review site. It uses surveys from parents.

N Arlington will then have three middle schools as opposed to the current two. Both high schools are good, so I wouldn't worry about any potential redistricting affecting your home value negatively.
