This is helpful. Would it matter if I told you we were planning a renovation and might have to rip off the back third of the house in a year or two? We can't wait any longer to do the roof though... Part of me is thinking just do the 25 year, redo half of it again soon, and if we're still here in 15 years, then transition to something better?

Completely different product and the 30 year will with stand higher winds. I could see putting it on a flip but 30 year is superior, you probably wont' get more than 15 years out of 25 year 3 tabs but will get 25-30 years out of 30 year shingles.


30 year also look much nicer.

I would pick a dary grey with red specs. The truth is black is the warmest with other colors being cooler. There isn't much different in dark grey and lighter colors but lighter colors stain easily. Make sure to get a 30 year architecture roof, that 25 year Royal Sovereign is crap.

We live in a "firehouse" red painted brick house with a very old black roof and need a new roof. Options are charcoal, which seems like the safe choice but not smart because of the summer time (little brick oven house!), a nickel gray which seems a little speckly and worried it'll look funny because of the variation of the shingles, or slate gray, which actually has a lot of green in it and worried our house will look like a Christmas tree. If we paint the house a different color though, like blue, it could look nice. The "cool roof" options seem cost prohibitive or I'd do that. Don't really want brown and too nervous to pick a silver/white roof. Advice?
