A two feet cantilever on the left is what made the space 13 inches long. I doubt if we can get an approval for a cantilever on the right as that does not tie in with other houses in the neighborhood and the attached garage is infront of the house.

If you plan on having 3 girls in that room I wouldn't make it any smaller by adding a bath.

But, if I. The future the room is intended for just one or 2 children you can take a 5 foot swath of space at the short end of the room to accommodate a 5 foot by 8 foot bathroom adjacent to a 5 foot by 5 foot walk in closet that will leave you a decent size bedroom of 13 foot by 13 foot. That's a nice suite!

Sorry OP - I misread "hall" for "half". I would prioritize bedroom/closet space over adding a third bath, but certainly think it is worth discussing with your architect to see if they could fit something in without losing too much space.

Ask an architect. They can find creative ways to do this (space-saving showers; special closet setups, etc).

I would be inclined to try and eke out a full bath out of your current 1/2 bath on the upper floor. Is there a linen closet or other space near by that you could borrow? If you squeeze a full bath out of the addition, it's going to be small no matter what. So might as well just try and work with the half bath you already have. That saves money on plumbing, and allows you to still have a really nice size bedroom and walk in closet for your three girls. And really, is there much value to a half bath on a second floor?

Thanks. Yes, we intend to stay in the house long term. My concern is that putting a full bath in there will make the closet size very small for three girls and the room as small or smaller than the one they share at the moment.

It is definitely possible to fit a room/closet and a bathroom in that space. I'm assuming the kids would have twin beds and maybe even bunk beds if needed (or lofted beds to fit desks under).

I agree the question is more cost than space.

You can do a very small full bathroom, with a shower and pedestal sink. You would be surprised. I would worry more about pricing it out since getting water/sewer there could be a huge and costly undertaking. So it might be a nonissue. Focus more on weatherproofing and fumeproofing it. Rooms over garages can be very cold/hot.

We're in the planning stages of adding a room over our attached one car garage. The new space which we intend to be the kids' room will be about 21" long and 13" wide. DH thinks it's feasible to get a room, closet and full bathroom out of the space but I think putting a full bathroom in there will make the room and/or closet very small. Room will be shared by our three girls for now. My oldest who is 9 could move into another room in a couple of years but at the moment refuses to be in a room by herself. Our home already has 1 master bath and 1 hall bath on the second level. The new bathroom (if we put it in) will be the third bathroom on this level. Home is about 1100 sq ft as is plus a fully finished basement that has 1 full bath. Any input will be most appreciated. Thanks.
