1 rental property in Baltimore. Net about $650/month. There are neighborhoods in Baltimore where you can buy a house for ~$200k and rent it out for $1600+.

I own four town homes free and clear and purchased another with a sibling (in total 4.5 houses). After taxes, HOA, mgmt fees, maintenance I average about $5k per month. It's probably smarter for me to invest in more but right now I'm happy with the return I'm getting and feel safe with the equity (at the moment they're worth in total about 1.3 million. We are planning on cashing out for retirement).

just hanging there waiting for better time to sell (bough in 2006, 9 years later we can't recover what we spent)
