So, it's a center hall colonial. To the right you'll have kitchen/ dining. To the left you'll have living/mudroom. I'll have a FP and probably room for two sofas but not much more room - probably comfortable seating for 6-8 max?

Too small? For us, the mudroom fiction is more attractive on this level, the powder room will jack n Jill off if it so kids can run in and use toilet and run back outside. I could tone it down - cut the w/d (one will be upstairs too) and dog shower if those things would seem overkill to most? I'd do it how I like if I coujd guarantee we won't have to sell in 5 years but that's s big question mark.

PP here -- wait, I re-read. I would absolutely want to have a living room suitable for hosting guests on the main floor. Basements get cold/hot, and are not suitable for use as living rooms, a rec room or family room, yes, but it's lame to have a 4000 sq. ft. house and when you invite friends over for drinks you have to take them down to the basement to hang out. That would make me feel like a teenager. No way.

Yes, I would love a mudroom. But I actually wouldn't want it to be huge. I would want it smaller than the living space on the ground floor. And I wouldn't live the idea of hanging out in the basement instead. For what that's worth.

Yes, I would love a mudroom. But I actually wouldn't want it to be huge. I would want it smaller than the living space on the ground floor. And I wouldn't live the idea of hanging out in the basement instead. For what that's worth.

Unless your home is larger than 3000 square feet a mud room is not a good investment if you are taking away from the living areas.

For me personally, a smaller mushroom and larger living space would be preferable.

It is off kitchen, both of them in back of house. It's almost as big as the "living area" but the kitchen and dining are twice as big.

What is the mudroom off of, the kitchen?

Is it outsized compared to the rest of the living area?

for me, a big mudroom with w/d and dog area would be a plus but I wouldn't want it to be too close to the living/dining space. If it's off the kitchen I think that would be fine.

Oh and a finished basement is the "entertainment space". But main floor areanfir guests becomes limited.

I want a big mudroom. Still able to incorporate a big kitchen and a dining room but it cuts into the "living area" on the main floor. Mudroom contains a w/d lots of storage, sink, dog area, etc. this is something we'd utilize and enjoy, but worried about resale (4-5 years). What do y'all think?
