IMHO opinion this is the best time ever to secure financing. The rates might not go up next week but they really can't go down. Here is the signature block of the guy I used (post above) out of Georgetown. Couldn't be happier but would recommend that it is never too late to shop around even after locking in, make people earn your Business.

I just closed on 750k financed on a 1.1m home @ 3.25% bought down from 3.375 with .6 points. Closed early DECEMBER

I'm this poster. We didn't pay any points for this rate and the closing costs were tiny - $1,000 maybe? We entered our info on Zillow and used some bank we had never heard of. Water something. The rates were great! 4.15 sounds much too high to me.

Just got a no pts quote at 3.95%. Broker though. Never go direct to a bank.

shop around more, zillow is a good source, that rate seems to have too much margin built in unless you have credit issues...

5:55 here. We don't have to pay points and are getting a lender credit pay closing costs, but it seems like having to pay points to get to 3.625% on a jumbo is pretty common right now.

We're in the middle of a refi on our jumbo for 3.625% as well, using a broker.
