You do not have to have a reason or look at the assessments of neighbors houses. If you appeal for no reason they will knock a few thousand off too.

One of my houses in the pimmit hills area went up 20% immediately. Wish fairfax county allowed the increase to spread out over a longer period of time. But throse are the breaks.

NP here. Our assessment went from $258,000 to $306,000. What would I base an appeal on? Or should I appeal?? When we refinanced a year ago, it was valued at $312,000. But compared to recent sales, I think it's probably only worth $300,000. Thanks for any input.

That doesn't seem like much. We have appealed in the past and negotiated a reduced assessment - not hard at all. But if it is close to or below your market value just suck it up and deal.

If your house is worth $500K that's less than 1% per year.

The tax rate varies depending on location in Maryland. If your rate is $2.50 per $100 of assessed value, your taxes would go up $78 per year over the next 3 years.

You can calculate the impact on your taxes pretty easily - but it won't be that much if the increase is spread over 3 years. Property tax on $3,100 can't be much.

State of Maryland Department of Assessments just sent me a letter saying that my house has assessed $9,400 more than last year. The increase will be spread out over the next 3 years. How much will my taxes go up? What else will this change for me? Should I appeal? I live in a very bad school district and nothing has changed in the area.
