Unfortunately for Eaton, being shafted to Hardy will slow Eaton's upward trajectory for quite a while.

I would go with Hearst, though not a JKLMM like OP said. If you buy in upper Tenley or close to MD line, you might as well live in MD. Just my two cents. And Janney is crowded, so wouldn't pick that one if I had the choice. (Eaton also good but no longer Deal feeder.)

If I had anywhere to go, in no order I would choose Hearst, Ross or Shepherd. I would want a smaller school where everyone knows everyone. One that has strong teachers and a diverse community. Those three schools would be perfect for me. I prefer the neighborhood of Shepherd due to size of house for $ and access to SS and rest of the city.

Janney Murch and Lafayette are huge. Too big for an elementary school.

Janney is great but way over capacity. May have some of the largest number of kids per classroom of the discussed schools.

Lafayette will be rennovated. Construction 6/15-8/16. Murch should also be rennovated in the next few years.

There is absolutely no way to know this. ^^^.

It's not quantified in a way that is put in a spreadsheet and made available to the public.

Mann and Janney are head and shoulders above the rest in terms of academic quality, teachers, student body performance, facilities (once Mann reno finished). That said, I would give the nod to Janney because it feeds to Deal MS, the best general middle school in DC. Mann, despite its high quality, feeds to Hardy MS, which is considered much lower quality than Deal. (In fact, the vast majority of families who live in the Hardy boundary area avoid it; the school population largely comes from eastern areas of DC, who find it a better option than their "home" middle schools.)

None, I would choose Hearst. Small class size, awesome new facilities, emphasis on the arts, diverse school population, engaged parent community where you get to know everyone. Deal/Wilson feeder and almost every house in-bound is easily walkable to all three schools.

We recently went through a house hunt and after visiting all the area schools we only looked IB for Hearst and Eaton. Luckily for us we found a place for Hearst.
