Less than 15K. Gorgeous stuff bought mostly at auctions, or secondhand craiglist. We love vintage so it works for us.

Very personal. I live in a 4BR, plus basement newish home. I can tell you, window treatments alone were 20K. If I could guess, w probably spend 70K (not including the window treatments) Nothing I did was with a designer. All store bought stuff. My house is nicely furnished, but definitely basic and simple.

Strongly recommend you have a decorator help you even if it is 3 or 4 hours of consulting. It will help,you pull together rooms with furniture of the right scale.

Do one room at a time. In our last house, we had an unfurnished bedroom and formal living room for years. Our priorities were our room, family room, and dining room. Depending on what you want to spend, it can just range dramatically.

Our family room didn't cost much. We bought a floor model sofa for $550, a reclining love seat for $600 and a cheap set of coffee/end tables for $150.

The dining room cost a lot more. I wanted real wood and a full set including buffet and china cabinet. Easily $10k to furnish that, including a rug.

We furnished our beach house for less than $15K. Everything from Craigslist except the bunk beds, all the mattresses and the TVs. All the rugs/curtains/towels/sheets/kitchen stuff/art/everything else were from HomeGoods. 4 bedrooms, 2 baths, living room, dining room, family room, kitchen. Time consuming but cheap and a lot of fun. Just for a different perspective.

Oh my gosh, this is such a personal decision. We're doing a similar build and I'm using existing furniture with a few carefully selected old wooden pieces painted with Annie Sloan chalk paint. New high quality leather sofa for the living room.

I prefer to avoid cheap pieces bought new at retail. I will use a hand-me-down or yard sale piece until I find the perfect thing at a price I am willing to pay.

Landscaping, on the other hand, is a big thing for me.

Kids bedrooms can be cheap. Ikea furniture is fine, especially if they are at the age of writing on shit, destroying it, etc.

We did two bedrooms for $700 each that way.
Our bedroom is room and board and was $4,000.
Our living room is room and board qnd calligaris and cost about $9,000 all in, lighting included.
Dining room is $6,000 - combination of calligaris and ligne roset.
Family room was $14,000 but included built in shelving, another couch, side tables and so me calligaris barstools.
Basement was ikea and room and board - it's a play room, so $3,500 total.
Our office is still cheap as shit, hand me down desk.
Outdoors we have a teak set and some European sail cloths stretched across for shade, plus a $4,000 couch in sunbrella.
Window treatments were $5,000 for the house. That's cheap FYI.

Whatever that adds up too.

Don't do it all on the first day. Figure out what pieces you have that you want to keep. Learn how you use the house. If you have kids, plan for stuff that can that can take a beating. Are you keeping beds and/or mattresses? That is one area where furniture can add up. Do you want china cabinets, or are you doing built-ins? I'd budget about $7k per furnished room, understanding that some rooms will likely cost more (large living spaces and dining rooms) and some less (kids bedrooms). That's including rugs and drapes. You could certainly do it for less - depends on your tastes.

We are trying to determine our housing budget and I would like to set aside a sufficient amount of money to furnish our new home. We are living in a tiny house with mostly hand-me down furniture. We have some nicer antiques/rug/art and chairs and couch for a formal living room, but will need to buy almost everything else. We are building a five bedroom house with a fairly standard new build layout with four bedrooms up and an au pair suite in the basement (we should be able to use old furniture for the au pair suite). I know this is completely subjective, but i thought it would be helpful to see what budget others would want to furnish a house this size? I dont want to overspend on the house and then not be able to furnish it. Taste tends to run toward antiques/Random Harvest type furniture with modern fabrics/bright colors added in to liven it up. Thank you.
