This. We are currently house shopping. We have a preschooler and anticipate having more children in the near future. We have vetoed at least 3 otherwise lovely homes because of the fact they did not have a bathtub in the hallway (sometimes the only upstairs) bath. I need a convenient bathtub in order to bathe my small kids.
You didn't say whether your ensuite bath has a bathtub. For me, I *might* be willing to deal with the only bathtub in the master if I otherwise *adored* the house. But it would definitely make me less excited about buying (which would probably result in a lesser offer price). If your ensuite doesn't have a bathtub, then you need to make that a bathtub. A bath-free house is going to knock out anyone with small kids from your buyers pool.

You must have a tub somewhere. For resale purposes, if no other reason. FWIW, I had to take tub baths when I broke my arm and could not get the cast wet. Tub baths can be "medicine" for certain ailments, too.

Agree with tub. We just bought a house with no tub (other than jacuzzi in the master bath) and it was our only hesitation in buying this house. Converting a shower back into a tub is expensive.

I 100% agree. We were redoing our house now and are doing a large shower in the master. The kids bath will still have a tub shower. When when they outgrow it, I think it is important to have a tub in the house.

I'd keep the tub. Families with kids need a tub on the bedroom level.

We are embarking on a hallway bath remodel upstairs. The hallway bathroom is going to be gutted and the question is should we do a large shower or do a tub? Our MBR has it's own en suite so issues there. There is also another full bath upstairs that is shower only. The hallway bathroom is currently a tub/shower combo.
