Echo, PPs. Cancel the contract or just wait it out if it's close to expiring.

Take the time between now and Spring to solicit advice from friends, neighbors, colleagues about other realtors. Especially to gain perspectives on the condition of your home and what else needs to be done. Keep your eyes on the market to get a sense of what comparable houses are going for.

Interview several realtors. Select the one that you think will best represent your interests and hold him/her accountable.

former agent here. Definitely move on. Take house off market, then solicit advice from friends, craig's list, here.

i don't like our realtor. he is not aggressive or fast with follow up with potential buyers, etc. he also told us in the beginning that our house will list and sell for 10-15K more than it is listed for now, which is what got us really interested in moving this year to begin with.

since then, i have done all the research for homes that we wanted to go look at. he not once called or emailed me homes that i may like.
i called him and aggressively pursued homes to see. luckily i am working from home right now and have flexiblity to research etc. but i did all that work, not him.

in terms of listing ours, he takes his sweet time following up with potential buyers or realtors. we had lots of work done at our house last weekend after i fished for feedback and updated some things after the same feedback was coming back to me; i asked him to update the listing ASAP. he took 3-4 days before taking pics and updating the listing.

when he emails feedback, he never offers his own guidance or perspective, like "ignore this - but focus on this..."..meaning, some insight he must have from doing this for 20+ years, especially since we have none, this is our first home we are going to sell.

our contract w/him ends in a week; should i stick with him because it's already so late in the year for selling, or because perhaps we are expecting too much from him?
or should we seek another realtor and take a chance that they may be better?
