2000 sq. ft in AU Park is a very good sized home. I call BS on OP saying she lives in AU Park--she should expect this.

Seems like a good deal. And over 2000 square feet is not "tiny", esp for AU Park (where 1300 sqft cape cods are pretty common). Why are you shocked?

It is a perfectly appointed house--mint condition, tasteful upgrades--I do think it's about 100k over. There's only so much you charge in AU Park it's a dream neighborhood but you can't charge Spring Valley sq. footage prices. They over improved the house. I think they might not get back the money put into it for 10+ years.

I do. The other houses that have sold in this range have been quite a bit larger / nearer to train, etc. Like I said, if this is the market, I'm not bitching.

I went to go see this place. It was nicely improved (although almost totally cosmetic - paint, good staging, stained the floors, few canned lights), but it was absolutely a tiny house. I was shocked they were asking $1.25. I left connived it was at least $100k over priced and perhaps even $200k. I am now just dumbfounded it is under contract. I live in AU so not complaining, but still shocked.
