Op, are you with a large brokerage or a small one person shop? I've listed homes with both types. With the small shop, agent did set up all of the showings herself and then texted me to let me know when to be out of the house. Her office did not have a receptionist so she did handle all of that herself. I did know that she had other clients and we were in pretty frequent communication so she would tell me that she would be out of pocket during such and such time but would call me with feedback once she heard from buyers agent about showing. If you have that kind of agent, then I can see why you are upset. When I listed with a big brokerage, the buyers agents, would call the office to set up the showing and then I would get a call from the office receptionist telling me I had a showing at such and such time. I would hear from my agent much less frequently and I certainly didn't hear from her when there were no showings.

Before you fire her, ask yourself if you followed all of her recommendations for staging the house and pricing the house. Or did you insist on a higher price than she recommended? You may be priced too high and that's why you're not getting any showings. Then ask her what she thinks the problem is. Since you are out of her regular area, she may be happy to terminate the listing as well.

Expecting the sellers agent to be in town when a house hits the market is not unreasonable. Why do realtor's make the large commision they do if it is not for the long hours and need to be available for showings or accepting offers?

Thank you! You're right. I just wanted to be sure we weren't being unreasonable.

On top of being less than responsive, she went out of town for a full week literally the day after the house was listed. she told me not to worry about it because her assistant was around to help if we needed it (ha! that was a joke) and with "today's technology", well she can work from just about anywhere!! Well, "with all that technology" we heard LITERALLY zero from her during the first 5 days after the house hit the market. We called her, texted her - nothing. she claimed her FIL was in the hospital and that she couldn't get cell service in the room. really? so you slept in the room for 5 days straight? And the whole time she was away we assumed that surely there were some showings, but nope! nothing! It took ME calling her and texting her a few time just to find out we had no showings. we were shocked and beside ourselves. I expected at the very least a daily check in from her even if just to say - "sorry, no showings today".

Anyhow, you get the drift. I did have a "come to jesus" phone call with her yesterday telling her that we really needed more communication from her. Her response - yeah I have to remind myself you guys are far away and probably need to be updated more often..... U think??

We were in the same boat and it was pretty easy. We just wrote an email politely requesting termination and cited all of the professional reasons that supported our decision. We sent a hard copy to the agent's broker (noting as such in the email).

They won't be happy, but yes, I've done it before.

Home is not in the DC area. We have a contract with our agent till 10/31/14. we are very unhappy with our agent's lack of attention and focus to us and our home. has anyone been able to successfully do this? we want to list with another agent who we think would do a much better job, based on the fact that every freaking house this person lists goes under contract in under 30 days - this is in an area where it takes sometimes months for homes to sell.
