I know that neighborhood and it is kind of weird in terms of pricing. I've seen beat up places go for $750,000.

That particular house was on the market for a long time when the flippers bought it and I think it is still priced too high for what it is. It's a split foyer and those tend to not sell as well or as fast as colonials with the same square footage. I think that once the price comes down to the $700s, it will move.

And yes, that is an Ikea sink.

That's a pretty cool house. I don't know enough about the neighborhood to know if it's worth $825K, though.

I am not sure how it looks "in person" but feel that maybe I should go take a look at it.

OP here, if you do not have kids, it seems like a good buy.

I do not think the schools are That bad. I think some of the neighborhood kids go to private school or Wilson (?) although it is not technically zoned for Wilson.

I don't know, but they might want to finish painting the bedroom ceiling.

If it were in MoCo it would sell in a heartbeat.

Yup, Rock Creek Forest is right there and cheaper.

While I actually like Colonial Village, I feel you might as well just move to MoCo and be in the BCC district since you are practically there anyway.

Poor schools and the neighborhood is known for being far more "diverse" than most upwardly mobile yuppies want. The same ones that claim to have to send their kids to elite private schools because their neighborhood schools lack diversity.

Is that an Ikea bathroom sink?

It's a split foyer which many in this area revile.

Because they don't see $200k with of value in the flippers' reno? Might also be concerned about schools and access to deal/wilson.

The neighbors. You can't tell what's going there.

2 reasons:

1. People don't want to pay an almost $200,000 premium for a flip.

2. The high school?
