I've been in the same boat, OP. Found a house I liked, put in an offer that was accepted, and then immediately put my townhouse on the market. I had an offer within a week, but that one fell through. Got a second offer, but the buyers aren't easy to deal with. I'm not confident that we will make it to closing, which is supposed to happen in a couple of weeks.

If you love the house you're planning to buy and don't want to lose your deposit, consider borrowing from your retirement accounts and replacing the money after your house sells.

I would review the comps with your relator - chances are you're overpriced for the area (even if its by a few thousand).

It's your price. Have you checked out the comps?

You need to reduce the price

This has been talked to death in another thread. Are you close in, in a desirable market, with god schools. You need a hook. Either classic appeal like Old Town, great schools commute and walk ability of Arlington, the cache of a neighbors in the city itself, or the exclusivity of Bethesda. If you are just a nice home in a decent neighborhood like Alexandria FFX, your target demographic is falling behind economically. No increase in wages, rising insurance costs, etc. A Dickinsonian economy, a tale of two cities. Which city are you in???

I kept hearing it was a hot market and our house would be snatched up. We're in a decent neighborhood, walk to Metro, house is very small but in good shape. We've been on the market over a month now. We get a few showings a week, on average. All surveys after the showing are positive, including on price. Yet, we're not getting offers. Anyone else in a similar boat? I'm panicking because we've already bought our next house.
