11:52 here. Since you're talking MS and HS too it sounds like you plan on staying for the long hall. If you are interested in North Arlington you can't really do wrong with any of the MS so you may just want to decide which HS you like and look in those boundaries. Yes, things can change but if you try to get closer to the HS of choice that's less likely to happen. Redfin will let you enter Yorktown or Washington-Lee and search that way.

I think another big variable is what kind of townhouse you want. How big, if it has a garage, etc. The closest in we could find nice THs with garages and 3 bedrooms were around Dunn Loring metro or Vienna. THs closer in than that on the metro seemed very old, cramped and didn't have garages. OR were 700k+, which we weren't interested in spending on just a TH.

Any N. Arlington zip codes would work, depending on your budget. I know others will say "what about S. Arlington?" but since you were against Falls Church HS I assumed you didn't want Wakefield either.

Anyway, the N. Arlington zips are the ones that end in an odd number... so 22201, 22203, 22205 and 22207. I'd recommend 22207 myself, but that's because I live there and really like it

I think you know where to look. Your budget and commute are going to define the rest of it. I would avoid Fairfax City just for the commute.

are your hours flexible? We live in the Navy/Franklin/Oakton pyramid. 22033. we live 10 mins from the Vienna metro to 66.

Alexandria that goes to MacArthur and TC (maybe 22302?). Among the worst for MS, though.

You can't really take budget out of the picture. Top is Langley or TJ.

I understand that. But at this point I just want to know at what zip codes to look at and compare. So, lets pretend budget is not an issue at all that you just have to look at a house with decent commutes and great schools - which zip codes would one be looking at?

I think budget is the thing that's going to impact you the most. In those zipcodes, nice THs run about 500-700k. Condos are cheaper.

By great schools I mean elementary, MS and HS. It doesn't need to be Langley, but not Falls Church HS either.

By decent commute anything less than one hour would be fine. Close to the metro would be ideal, it doesn't need to be walk distance though.

Those are really the main requirements - there are other perks we would love but they are not necessary and we are willing to compromise.

I really just need to know which zip codes you guys suggest I start looking on Redfin and Trulia while talking to our agent (just began conversations yesterday). We still don't have a set budget, we are in no rush so for now I just want to look a lot and research.

So far, I know about 22046 and 22043. What are the other zip codes with great schools - Arlington, Vienna, McLean, Fairfax City (is the commute ok from there?)? Any other neighborhoods I am missing?
