I'm not crazy about ceramic. Maybe in an extra bath in the basement, but not any of the main bathrooms.

We spent $85k adding a bath and redoing master bath.

I agree with PPs recommending porcelain or ceramic tile. Also, do consider radiant floors - that you'll definitely appreciate and so will future buyers.

Don't do natural stone tile--ceramic is easier to clean and looks just as good. You won't recoup the difference.

we are estimating 5-10k to update our shared hall bath. still pending some decisions on finishes.

I would spend 15k to add a master bathroom to my chevy chase home. Alas, my tiny split level has no room for one. Go for it and enjoy!

We just added a master bath and went through that decision. We didn't like the fake countertop materials so we used stone. We also used stone on the shower floor. We used a marble look alike tile from porcelanosa in the shower wall and other large tile from same store on bathroom floor. We save a lot and the bathroom is still beautiful. We spent more money and ared about more the fixtures and the shower glass as well asthe vanity.

That's true but I wonder if the quality of finishes makes that much of a difference, as long as the bathroom is there. I mean, if you have a master bathroom, does it matter if the tile is ceramic vs. natural stone?

No. I care most about natural stone on the countertops, the flooring can look natural, same with the shower. OP get bigger tiles, they always look more expensive to me, 4" is very dated.

Ahh yes, I didn't catch that. ADDING one will add way more value than 10k. I know many people who won't even consider houses without them.

If you're looking to save money, get materials that look like marble for the flooring and get the real thing on counter tops. Or do the demo or lay tile yourself.

I don't know what you're comfortable spending, but I think a master bathroom renovation only adds 10k at max to the home's value.

We're adding a new master bathroom that's pretty big. We've got sticker shock for how much tile is going to be required and how much it costs per SF. We'd like a natural stone, but trying to decide if it's a splurge that we'll be happy about as the years go on or if it's just dumb to spend that much on a room that no one but us will use. If we do the natural stone on the floor and shower walls we could easily end up spending at least 7K on the tile.

How much did you spend per sf on your tile, if you remember? How much do think is reasonable to spend on a master bath?
