OP, look at photos of the master baths in homes on the market in your price range and neighborhood and try to come down in the middle of what they are.
Ahh yes, I didn't catch that. ADDING one will add way more value than 10k. I know many people who won't even consider houses without them.
If you're looking to save money, get materials that look like marble for the flooring and get the real thing on counter tops. Or do the demo or lay tile yourself.
