Be careful you cross the Ts and dot the I's on that loan from a family member. Your mortgage lender will probably want to see proof that it's a gift and not a loan. If you can't show them that, they may deny you.

And I feel better about not paying PMI and I am taking this class to get $4200 in closing costs and the sellers agreed to pay some closing costs! And I swear this is all so perfect it better work or I am going to be a hot crying sad mess! I can't wait until my landlord has to rent out his place and he gets a tenant who will not stand for 1/2 the things I put up with! I can see it happening to him and I feel so good about it! LOL!

I am the one who bitches about making $100k with a family of 3. I have been bitching for months because I needed to move into a two bedroom and was constantly depressed I was going to have to spend $2k a month on a mortgage or rent. I have been attending open houses every weekend for three months. I stumbled on a co-op in NW two weekends ago, made an offer and it was accepted! I had a blip on my credit and the bank is asking me for the full 20% down rather than the 10%. Called my family and they are loaning me the other 10%! This place doesn't even seem real, but in comparison to where I love now it is a luxury penthouse! It was $140!!!! $140!!!!!! Wtf! And it isn't even in a super bad neighborhood like where I live now. I feel like a huge burden has been lifted off my shoulders! I had been looking in SE and PG for a place...but really there are little gems all over the place! My entire mortgage and co-op fee will be $1150 and I only have to pay electric. It is still tight every month since I am still going to save a chunk of my salary to replenish my savings, but I feel better about my LO having her own room and us having a table we can actually eat dinner on! I don't need for much so I hope everything goes well with the interview, the financing and the inspection!
