OP, is there a strong reason you want to live in Brookland? It's a perfectly good neighborhood, but if don't get in to a charter you will be looking at $50k+/year for private school. Seems like it would be much cheaper in the long run to just move into a neighborhood whose DCPS you like. Or are you not considering DCPS at all? I know upper NW isn't everyone's cup of tea, but you could still live in Dupont, Georgetown, Glover Park, etc. and have good DCPS options.

OP here, yes MV is on my list, too. but obviously i cannot rely on getting in. this is nerve-wracking!
Deal/Eaton poster - that was what I feared! the private we really like is near 16th Street Heights so not as bad as your commute. but ugh. i feel for you!

Consider Lee Montessori as well. It will be splitting the Shaed space with ITS, and I think the Ward 5 baby boom will quickly make it a school to watch.

Whether you rank Any school in the top 5 does not, in and of itself, have any effect on your probability of getting into it.
For example, I am applying to PS 3. If my top 5 picks are all schools that had a waitlist for inbounds students and I ranked IT as my sixth choice, my probability of getting into ITS would be almost exactly the as if I ranked it first. The reason is because the only way my chances of getting into IT are decreased by where I rank it is due to the probability of getting into the schools I rank before it. That is why you should order your choices by preference.

We send our kids to Yu Ying. Takes about 20-25 minutes to drive from Brookland to downtown, depending.

I've been commuting to ITS- so PUMPED that they're moving to Shaed. It will be easy. I'd rank them top 5 or it's not likely you'll get in.
