Look along Conn Ave. in upper NW, there is lots to walk to, metro and grocery stores. Wilson pool not far away, Rock Creek Park.

I don't know what this means. OP said her current location is crime ridden, she did not say how she would do on the sale or whether her budget depended on a certain sale price.

OP - I would suggest looking in the Murch district or in glover park in bounds for Stoddert. Another possibility is renting in McLean gardens. Which I think is in bounds for Eaton. All are very good schools, going on nothing but gut and outside observation I would look closely at stoddert.

Don't know if you can rent a 2 bedroom in Oyster for that or not.

Crux is housing values and rents trend together. Unless you've inherited that house, you likely won't be able to sell a not so valuable house for a valuable rental unit. But you do have more options, no doubt. I'd also say along Connecticut Ave, maybe in some of the older buildings, you can find affordable (small!) rental apartments.

Don't know what the rental market is like, but I'd look at the apartment buildings along Connecticut Ave in the Murch district.

You aren't getting a three bedroom for that price in the "best school " district unless you 1) very wealthy or 2) very poor and qualify for some kind of public subsidy. You can probably find something west of the park maybe Van Ness area for $2500 and two bedroom and it would be a very good school.
